Testimonials
Tom Becic joined Melvin Mark Brokerage Company in 1984 and has more than 25 years of experience in the Portland real estate market, specializing in office leasing and tenant representation. He has negotiated hundreds of millions of dollars in lease transactions for tenant and landlord clients. This perspective enables Tom to understand both sides of the transaction, a key ingredient to his success.
Tom has successfully represented many of Portland's landmark properties such as the US Bancorp Tower, Umpqua Plaza, Columbia Square, and One Waterfront Place (proposed). Tom has developed a strong tenant representation practice working with a variety of successful companies including many of Portland's "Top 25" companies. His clients appreciate his market knowledge and insight as well as his understanding of specific issues they may face. His diligence and 100 percent commitment to the project makes them feel that they are his only client.
Tom, in partnership with our finance experts, has developed sophisticated financial tools to evaluate and interpret complicated lease transactions. These analytical tools help his clients get to a bottom line, apples-to-apples comparison. He also excels at helping company leadership define and identify qualitative issues. Perhaps most important, Tom's clients appreciate his professional, pleasant business style and are proud to have them represent their firms.
Tom has been nominated three times as the Portland Building Owners and Managers Association (BOMA) Most Valuable Broker of the Year and won the award in 2005. He was awarded the Bill Roberts Memorial Award in 1994 "for leadership and outstanding contributions to the industry, community and Portland BOMA." Tom served as a BOMA Executive Officer from 1997 to 2000 and was President in 1999.
Tom enjoys his time as a Youth Sports Coach, volunteering for the Portland Parks and Recreation Basketball and Sunset Park Little League Baseball programs since 2002. Tom graduated from Portland's Jesuit High School and earned a BS in Business Administration from Oregon State University.
"[Tom's] professionalism, attention to detail, clear communication skills, and desire to provide the best possible level of service is greatly appreciated. Your excellent service allwoed me to concentrate on what I do, which is the business of engineering."
Blake D. Patsy, PE, SE, principal, Kpff Consulting Engineers
"Tom was able to locate a suitable facility that fit the [German American School] requirements including classrooms, offices and a secure outdoor play area. This was certainly no easy task given the unique building codes, zoning and othr mandated requirements. GSP opened the new school facility in time for the start of the school year and continues to grow."
Samuel D. Cannady, board member, German American School
"I was particularly impressed with [Tom's] understanding of the unique issues that face law firms. He was also very helpful in developing sophisticated comparisons of the financial aspects of the various leases we were considering...and was very diligent in his efforts. We always felt like we were his most important client."
Jonathon L. Goodling, Miller Nash Attorneys at Law
"[Tom's] relationships with others in Portland really shined through as an important 'extra' that insured our success, especially related to the build-out of the space. This was especially helpful to us, when keeping in perspoective and good judgment, the rising costs of construction and leasing over the life of the project. Thank you again for your investment of time, energy and expertise in making Willamette University a success in Portland."
Jim Bauer, vice president of Administrative Services, Willamette University

Oregon Institute of Technology (OIT), Wilsonville, OR...
Pat Schreck and Tim Parker, Melvin Mark Brokerage Company, represented OIT in its search for space to accommodate growing demand for its technical programs. Melvin Mark previously represented OIT in their Hillsboro expansion three years earlier. OIT, one of Oregon's seven public universities and the only technical institute in the Pacific Northwest, was seeking to consolidate its four Portland metro-area campuses into a single facility. As envisioned, about 400 students would utilize the new campus starting with the fall semester in 2012, growing to over 2,000 students over the next 20 years. OIT leased with an option to purchase a four-story, Class A office building located at 27500 SW Parkway Avenue in Wilsonville previously owned by InFocus. The location in the I-5 corridor, the visibility and the tie-in to local industry made this 131,793 sf building a perfect choice for OIT. OIT plans to offer its traditional engineering and high-tech courses as well as its groundbreaking undergraduate major in renewable energy engineering, the first of its kind in the country. The various tech companies that call Wilsonville home will provide a significant opportunity for OIT to partner and leverage with private industry in the area.
