In 2006, the Taylor Electric warehouse at the corner of SE 3rd Ave & Clay St was almost completely destroyed by a fire. The remains of the building sat vacant for several years and became an impromptu canvas for local graffiti artists. In 2015, real estate developer Killian Pacific acquired the property and set in motion a plan for renovation.

Together with Mackenzie Architects and Turner Construction Company, they designed and built Nova (formerly Clay Creative) in the heart of the Central Eastside Industrial District. The six-story, 70,000 square-foot office building occupies the majority of the old Taylor Electric site and uses the street art-clad walls of the old warehouse as the perimeter of its parking lot. Today, Killian Pacific works with Portland Street Art Alliance and local artists to update the artwork regularly. Nova also features locally sourced brick, timber, and concrete as well as large operable windows. In addition, the building is LEED-certified and a 2,000 square-foot rooftop deck sits on the 5th floor facing the downtown skyline.
