In October of 2024, Melvin Mark Investors partnered with Capstone Partners to purchase the 118,764 square-foot industrial property at 3340 NW St. Helens Rd. Just off of HWY 30 and minutes from Downtown Portland, the building features two warehouses and nearly 4,000 square feet of office space, all on 5.26 acres of land.

3340 NW St. Helens Rd. is located in Portland’s Guild’s Lake Industrial District, “one of the few remaining large industrial districts in the U.S.” The property was occupied by Industrial Export Company (INDEX) for nearly 70 years, but was vacated in 2022 and in need of a refresh. MMI and Capstone purchased it with the intention of updating its roof, floors, lighting, landscaping, paint, asphalt, and safety systems to prepare it for new tenants.
